The current hot, hot, hot real estate market doesn’t have to be frustrating. Having an experienced team to guide you through the process can make the difference between getting the home of your dreams and watching that home become someone else’s dream.

The current market may be frustrating as a buyer, but both buyers and sellers can thrive in this market provided they keep their cool, even in this heat. Those who are most frustrated are the ones who are not committed to a Realtor© and trying to navigate this by themselves. The MLS public system can be delayed from a couple of hours to up to two days and it shows conditionally sold property as active. By the time a buyer knows a house is on the market, it can already be too late. You need someone with experience to come up with a strategy. One who is willing to explore options with you as a potential buyer. Even more finesse is required if you are a seller.
It’s important to interview a Realtor©. Sometimes you’ve worked with them before and just need to give them an overview of your current situation and how it’s changed since you worked with them last. If you don’t have a trusted Realtor©, interview questions may include, “What does your service look like? When are you available?” Ask yourself if you think you would work well together. It’s also good to rely on referrals from others. Look for a Realtor© who is dedicated to your needs. Do they take the time to get to know what you want? This includes knowing where somebody wants to be, even in situations where they don’t really know themselves. For example, we once worked with a military family coming from out of town. They wanted a bungalow in Orleans. Once they saw the area, they realized it was not as central as they thought and ruled it out. They ended up in Nepean to be more central.
In the hot market right now, many houses are sold before they get to the public. Inventory is down. Realtors© will get information on houses listed on MLS in an hour or two, whereas the public can wait for days. By then, it could be too late. For example, a client texted us at 8:30 a.m. asking to see new listing by 10 a.m. It was 45 minutes away, but we managed to have an offer in by 11 a.m. There were a total of five other offers by 4:30 p.m. If you wait until the weekend, or even the end of the work day to see a property and act on it, it may be too late.
If you’re not ready to buy immediately and just want to get a feel for the market, go to open houses, enjoy a leisurely Sunday afternoon drive. When you’re ready to go, you are encouraged to have a strong advocate, someone who is aware of properties and has access to those that will never hit the MLS. We have one coming up now that will likely sell while it’s still exclusive and never make is as far as getting to MLS. We know it’s going to sell because of the state of the market, and we know how things should be priced and what the strategies are. Each buyer and seller has unique needs.
